Turning Your Extra Space Into a Rental Property

So you have an extra shed or guest house but aren’t sure what to do with it. Airbnbs and rental properties, in general, are a great way to make some extra cash, and meeting new people and travelers can be a fun perk. Depending on what kind of space you are looking to transform, you may need a variety of work done. This can also mean employing people like electricians, plumbers, and carpenters to get the job finished properly. 

The Building

If you already have a shed or guest house, you won’t need to worry about building something new. However, you may want to take a look at what you do have and determine whether or not you need to add some space. Take the time to map out a layout to ensure that you will have enough space for guests and anything else you want to use it for.

Electricity 

You may not have any electricity running into this building, but if you do, you’ll probably still need an electrician to come and take a look for you. Remember that the electrical outlets and amenities you need for a shed are different from what you would need for a guest house. Keep in mind all of the electronics we use today, and you’ll want to have enough outlets so people can plug things like laptops, chargers, and a few miscellaneous things. 

An outlet in the bathroom is also a great plus for people who are staying in your guest space. Hairdryers and other styling tools are most convenient to use in front of the bathroom mirror. 

Windows

Windows are an essential part of making a space feel welcoming. Although there are some exceptions, most people do not want to stay in a place where there is little to no natural light. If your building does not have windows already, it is a good idea to install at least one or two, depending on how large windows you choose. Depending on the climate, windows also offer the opportunity to get some natural airflow in the space. 

When you get to the decorating stage of your project, remember that people will want some privacy, especially at night, so curtains and shades for each window you have installed are going to be a must. 

Plumbing and Cooking

Plumbing would be an absolute necessity in your guest space, especially if it started out as a simple shed. You will want to work with a plumber to install at least one full bathroom, so your guests have the opportunity to shower or take a bath. Many people prefer a shower over a tub, but depending on the decor and style of your home, a beautiful clawfoot tub may be worth it for some. 

On the other hand, a kitchen is not an absolute necessity, but definitely a nice perk. Depending on your location, it may make sense to give people the option to cook for themselves. For example, if your home is not near any cities or even towns with a lot of restaurants, people may be counting on the ability to cook for themselves. If you live very close to a large city and think your guests will often opt to eat out, a kitchen may be less necessary. 

Decorating

When you have finished all of the construction aspects of your project comes the decorating. You want to choose a theme and decor that is going to be inviting to your guests. However, keep in mind that sometimes less is more, and people will still need space for their own belongings when they visit.
